Service Description

What Chatty Patty Does

Chatty Patty is an AI assistant that:

• Responds to rental inquiries via text messaging
• Pre-qualifies prospective tenants based on your criteria
• Schedules property showings automatically
• Sends reminders and follow-up messages
• Provides a dashboard to track conversations and appointments

What Chatty Patty Doesn't Do

• Make final rental decisions for you
• Conduct background or credit checks
• Handle lease signing or rental agreements
• Provide legal advice about rental laws
• Guarantee tenant quality or rental success

Your Responsibilities

Account Security

• Maintain accurate and current account information
• Keep your login credentials secure and confidential
• Notify us immediately of any unauthorized access
• You're responsible for all activity under your account

Legal Compliance

You agree to:

• Comply with all applicable federal, state, and local rental laws
• Follow fair housing regulations and anti-discrimination laws
• Set screening criteria that are legal and non-discriminatory
• Honor all scheduled appointments made through Chatty Patty
• Make final tenant selection decisions yourself

Data Accuracy

• Provide accurate property information and rental criteria
• Update your availability and preferences promptly
• Review AI conversations periodically for accuracy
• Correct any misinformation immediately

Prohibited Uses

You may not use Chatty Patty to:

• Discriminate against protected classes
• Collect unnecessary personal information
• Misrepresent property details or rental terms
• Spam or harass prospects
• Interfere with our service operations
• Use the service for anything other than legitimate rental activities

Payment Terms

Pricing

• Current pricing: $199 per listing (one-time payment)
• Beta pricing: $99 per listing (limited time)
• Payment is due upfront before service activation
• Prices may change with 30 days' notice for new orders

Payment Processing

• Payments processed securely through Stripe
• We accept major credit cards, debit cards, and ACH transfers
• All fees are non-refundable except as stated in our Refund Policy
• You're responsible for any applicable taxes

Service Period

• Service continues until you mark the property as rented
• No additional charges for extended vacancy periods
• You can pause service temporarily if needed
• Reactivation may require additional payment

Intellectual Property

Our Intellectual Property

Chatty Patty, including our AI technology, software, trademarks, and content, remains our property. You receive a limited license to use our service but may not:

• Copy, modify, or reverse engineer our software
• Use our trademarks without permission
• Create competing services based on our technology
• Share your account access with unauthorized users

Your Content and Data

You retain ownership of:

• Property information you provide
• Conversation data generated through your use
• Your account settings and preferences

You grant us limited rights to:

• Process your data to provide our service
• Use aggregated, anonymized data to improve our AI
• Store and backup your information securely

Privacy and Data Handling

• Compatibility with all mobile carriers or devices
• Compliance with laws we're not specifically designed for

Limitation of Liability

Our liability is limited to the amount you paid for the service. We are not liable for:

• Lost profits or rental income
• Property damage or personal injury
• Actions of prospective tenants
• Violations of rental laws due to your settings
• Third-party service failures (messaging, payments)
• Data loss due to your actions

Indemnification

You agree to indemnify us against claims arising from:

• Your use of our service
• Violations of these Terms
• Your rental practices or property management
• Information you provide or screening criteria you set

Termination

Termination by You

• You can terminate service at any time by marking your property as rented
• You can delete your account through your dashboard
• Contact support for immediate service cancellation
• Refunds are governed by our Refund Policy

Termination by Us

We may terminate your account for:

• Violation of these Terms
• Illegal or discriminatory practices
• Non-payment of fees
• Abuse or misuse of our service
• Inactivity for extended periods

Effect of Termination

• Your access to Chatty Patty will be suspended immediately
• You can export your data for 30 days after termination
• We'll retain certain data as required by law
• Outstanding obligations survive termination

Dispute Resolution

Informal Resolution

Before filing any legal claim, you agree to contact us at legal@bildur.ai to attempt to resolve the dispute informally.

Binding Arbitration

If informal resolution fails, disputes will be resolved through binding arbitration:

• Arbitration under American Arbitration Association rules
• Individual arbitration only (no class actions)
• Location: Boston, Massachusetts
• Arbitrator's decision is final and binding
• Each party bears their own costs

Exceptions
